Visited Gulberg on 5[SUP]th[/SUP] July 2015. It was a hot sunny day. Tried to fetch every possible details about gulberg. Also took snaps of the recent developments.
As mentioned earlier Gulberg Residencia is about 7-10 Kilometers away from Islamabad Highway. People have misconception that Gulberg is just next to Islamabad highway. Gulberg have access to highway via gulberg express way. There are three more entry points of Gulberg, one is from Naval Anchorage and other from taramri chowk. The third entry point is from Kaleem CNG, Islamabad highway via Lohi Bher village.
Good news is that the bridge has been completed. After ramzan it will be opened. Work is being underway to join the bridge with road. Lot of development work is going in Gulberg greens, however work will again start in residencia after ramazan as the bridge has been completed. I have pix of latest developments but I think that this forum does not allow me to upload pix. So pix will be uploaded in another forum.
Dream villas site office has been established in a container and villas are ready to construct after eid. I have come to know that all dream villas have been sold by star marketing. The small village in I block is being demolished. Inhabitants of that village were given amount for their houses and also plots have been allotted to them in residencia I block and nearby with 4:1 ratio. Mean 4 kanal land is converted into 1 kanal plot in residencia. There are persons who own 10-15 plots in residencia J. Like they won lottery.
Visited P & O Blocks. Both blocks are partially developed. Remaining land has been purchased in O & P blocks but the villagers are not willing to sell their houses. May be they are trying to increase their value. So after Eid, development will be resumed in P, O and other blocks excluding their residences. So prices are expected to rise from 2-5 lakh per plot after Eid, when work will start. In my opinion it will take atleast two to three years to complete the development work in Gulberg residencia. O block and more than half of P block is situated on height with lush green trees and grass. A 120ft road will be constructed which will divide O & P blocks. In current situation it is feasible to buy plots in both blocks as both are partially developed and rates are bit lower than other blocks. So its purchasing season in these blocks.
The worst block in Gulberg residencia is K block. There is a big village in that area and so far neither land has been acquired nor villagers are willing to sale. Areas of V block are also developed and this block is linked with Naval anchorage via road. T block is also developed and Telenor has allotted plots to their employees in T Block. Telenor has purchased a commercial plot in gulberg @ 70 million and Telenor heaquarter is being constructed there. Paceof work is very speedy. Roots School systems has also purchased land in gulberg for construction of schools. M & R Blocks are also partially developed. There is a huge darbar and Imam bargah in R block. So rate is low in that area. Also rates are low at V block being far from gulberg gate/ highway. Another thing I have realized that there is an artificial hike in rates by the dealers. They are purchasing plots @ 16.50 to 17.50 lakhs and reselling them @ 18 to 19 lakhs. You are more than lucky if you find a genuine seller. I know a seller who was selling his 7 marla plot in O Block of Gulberg @ 17.5 lakhs but dealers quoted maximum 16.5 lakhs. However they were listing the same plot @ Rs. 18 to 18.5 lakhs. So he decided not to sale and to retain it for few more months. After seeing the quality of work in gulberg, I am sure that this housing society will the second best society of twin cities. Bahria Town is on the top.
Portion of 220 ft road named Blue area main boulevard has been completed. Itβs a huge huge road.
2[SUP]nd[/SUP] story of the very first and only house in gulberg residencia, E block has been completed. Gulberg management has given Rs. 5 lakhs as incentive to the owner of this house. I personally met the owner of the house. One thing is cleared that underground water level in gulberg residencia is high. He got water after boaring of 60 ft only. On the other hand underground water level is low in starting areas of gulberg greens.
So in my view lot of activities are expected in gulberg after Eid.
